The London Ranch is a perfect hunting or weekend getaway with very accommodating features and a great history of wildlife/habitat management. The ranch is located in the Northeastern part of Kimble County near the famed community of London Texas. London is known for the famous dance hall which bears it’s name and is known as one of the oldest and most historic dance halls in Texas.
This is a very fun ranch that is perfect for recreation, hunting, investment, or getaway. Where else can you own a ranch so convenient to an iconic dance hall! This ranch is priced for immediate sale so come see it before it’s gone.
The London Ranch is easily accessed with abundant frontage along County Road 370 (also known as Whiskey Road) and just a short distance from the State Hwy 377 near the center of London. London is located just 20 miles north of Interstate 10 at Junction, Texas. (see map)
The ranch features approximately 321 acres and is rectangular in shape with the Southern boundary fronting along CR 370. The ranch is accessed via a private entry gate and road easement shared with other ranches. The roads are well maintained and easily accessed. The interior of the ranch is also easily accessed via cleared roads and ATV trails.
The ranch house is outstanding and comfortable. The owners recently updated the interior with new floors, paint, etc. The floor plan is accommodating with four bedrooms and two bathrooms and a spacious kitchen, dining, and living room area. This house is well constructed with metal exterior and very comfortable for weekend enjoyment and entertaining guests. The area outside the house is also nice with a fenced yard, nice porch, and fire pit. There is a really nice barn/equipment shed for storing gear and equipment.
If you like to hunt you will love this ranch and will be amazed at how well the habitat lays out. The property has been approved for wildlife management tax appraisal since 2005 and the owners have been outstanding stewards of this land. The property has just the right amount of cover and open areas with several senderos and elevation changes to make this ranch seem much larger. The ranch has been extensively managed for proper buck/doe ratio harvesting resulting in elevated age/quality of the existing whitetails. This region of Kimble County is known for great hunting and this ranch is as good as it gets.
The property also features wild turkeys and the owner reports occasionally observing feral pigs and exotics. The ranch has been minimally grazed. The well maintained pastures also hold great cover for quail and a stable population of the state threatened Horned Lizards. The vegetation is abundant and has excellent woody plant diversity with over 30 tree and shrub species identified.
The ranch has a good producing water well serving the house and two livestock troughs that also help hold wildlife in the area. Additionally, two “wildlife water guzzlers” (rainwater collectors) are in place and will likely transfer with the property. There is adequate watershed and several potential locations for ponds. The owners report the NRCS estimated a watershed of over 195 drainage acres so good pond potential exists.
The entire exterior of the ranch is fenced with livestock fencing and there is one interior fence creating a 72 acre pasture improved with Klein grass and also has mixed brush. The remainder of the tract is one pasture with native shrubland/woodland with good cover of oaks and mesquites. Neighboring tracts are similar to larger in size with no visible adverse impact. At some locations there are extensive views and you can also see the town of London.
